How true is the saying “First impressions are lasting ones!”
When it comes to presenting a property for sale in the market place, it’s imperative that you capture the hearts and minds of the potential buyers and that your home stands out from the crowd! In my opinion you want Mr and Mrs Smith to walk in say “I cannot live without this home!”.
When Saron worked at Pier at Newstead selling the Mirvac riverfront apartments, despite being the most luxurious residences with river views to die for, Mirvac had to furnish them in order to sell them. Interestingly, it was always the “display” apartment that would sell before another one which was exactly the same but unfurnished.
I can certainly advocate for property styling from my own personal experiences. I owned a two-bedroom apartment at Ephraim Island on the Gold Coast which I had on the market for some time. After receiving an offer of $685,000, I knocked it back, decided to bite the bullet and spent $10,000 on furniture at Freedom. With my apartment now transformed and looking amazing, I got an offer of $750,000 within two weeks of the new look! It’s the old saying, “You have to spend money to make money!”.
Another incredible example of presentation paying off is in my current residential development of Cutters Landing at New Farm. In 2007 an acquaintance of mine sold his Sub penthouse which was presented absolutely beautifully for $4, 000, 000!! A record price at the time. Sadly, another one which was just the same size with comparable level and views, but very ordinary presentation sold for $2,700,000.
However, even just minor improvements such as a fresh coat of paint, some creative artwork and some beautiful greenery here and there can make a huge difference to the first impression and have a big impact.
